Architectural Excellence

NIWC Hawaii required a two-story, 20’ x 32’ building with a maximum height of 18 feet, constructed within an existing hangar with highly restricted access. The structure, totaling 1,280 square feet, was built using eight IteraSpace OptiMax steel moment frame modules stacked across two floors. Designed for secure storage, the building features a second-floor 8’ x 6’ server room, ADA-compliant entry ramps on the lower level, a staircase to the second floor, and specialized secure locks meeting military storage codes.

The steel structure, coated with marine-grade paint for ocean proximity, was prefabricated, disassembled, and shipped to Hawaii. Each component—floor, roof, wall panels, and columns—was forklifted into the hangar and assembled in a confined space. Additional features include an HVAC system, fire alarm, and sprinkler system, ensuring safety and functionality for sensitive military operations.

 

Technical Innovation & Sustainability

The OptiMax modules were custom-engineered to fit the hangar’s 18-foot height restriction, with internal clearances not exceeding 8 feet per floor. We adapted our floor and roof structures to maintain structural stability while meeting these precise dimensions. Assembly was a feat of innovation: floor sections were positioned, columns bolted, and roof segments placed atop, with the second story constructed progressively from the back of the hangar to the front. Wall panels were installed along the way, creating a seamless, secure structure.

Sustainability is embedded in the design. Made from 100% recyclable materials and rated Type 2B noncombustible, the building boasts a 50+ year lifespan. Its modular nature allows for disassembly and relocation, reducing waste and supporting long-term environmental goals. Marine-grade paint ensures durability in Hawaii’s coastal climate, further enhancing longevity.

 

Cost Effectiveness

IteraSpace’s OptiMax system maximized cost efficiency for this project. Prefabricated components—floor and roof frames, columns, and wall panels with pre-installed electrical systems—were factory-built and tightly packed into shipping containers for efficient transport to Hawaii. On-site, the modules were maneuvered into the hangar and assembled in just 110 days, minimizing labor and transportation costs.

The mass-produced steel frames and wall panels offer affordability without sacrificing flexibility. The client can reconfigure the layout years later at no extra cost, adapting to evolving needs. This approach delivers a high-quality, secure storage solution at a fraction of the cost of traditional construction.

 

Green Building

Sustainability is a cornerstone of IteraSpace’s OptiMax modules. Constructed primarily from recycled steel, the building is fully recyclable at the end of its lifespan. With a projected durability of over 50 years, supported by proper maintenance, it eliminates the need for frequent replacements. Built-in insulation in the floors, roof, and wall panels exceeds energy codes, while replaceable, non-load-bearing wall panels allow for future upgrades to enhance efficiency.

The building features energy-efficient mini-split HVAC units and a heat-exchanging ventilation system, minimizing power consumption and ensuring a low environmental footprint. This green design aligns with modern standards for eco-friendly construction.
