Architectural Excellence

The U.S. Air Force required a state-of-the-art facility to expand flight training operations at Randolph AFB. This included a 30’x72′ clear-span flight simulator building with a raised floor and mezzanine, alongside a second 30’x72′ structure housing six offices, a meeting room, a tech room, and an additional mezzanine. Both buildings needed to fit within an existing hangar, accessible only through a small door—a logistical challenge met with IteraSpace’s ingenuity.

Our solution utilized nine 8’x30′ OptiMax steel moment frame modular units per building, delivering unobstructed clear spans. The architectural design featured exposed steel structures, high-end fire-rated mineral wool core panelized walls, and robust mezzanine frameworks, perfectly complementing the high-tech demands of flight simulation. The flight simulator building included a raised floor and suspended ceiling to seamlessly integrate wiring, data, and sensors, while the non-combustible structure ensured safety in the sensitive AFB environment.

 

Technical Innovation & Sustainability

IteraSpace’s OptiMax modular buildings are fully customizable, making them ideal for complex projects like this. With limited access to the hangar, our prefinished modules were factory-built, disassembled, and transported to the site. This allowed us to maneuver floor and roof segments through narrow doors by turning them on their sides. Despite challenges like low-hanging ceiling fans and existing structures within the hangar, our team assembled both buildings—including mezzanines—without altering the hangar itself.

Our innovative OptiMax system also accommodated a last-minute client request to reconfigure an open office layout into six individual offices at no additional cost. This adaptability, paired with sustainable construction practices, underscores IteraSpace’s commitment to delivering tailored, eco-friendly solutions that meet evolving needs.

 

Cost Effectiveness

Traditional volumetric modular construction couldn’t meet the unique demands of this project, but IteraSpace’s OptiMax system excelled. By designing flexible, unanchored modules, we built within the hangar without modifying its concrete slab or structure—exactly as the client requested. This approach matched the cost of basic indoor panelized structures while offering superior prefinished floors and greater durability.

The OptiMax units are rated for 160 mph winds and three-story stacking, ensuring longevity with minimal maintenance. If the U.S. Air Force ever needs to reconfigure or relocate these buildings, the modules can be reused or repurposed, maximizing value and sustainability over time.
